What We Do For Landlords
As licensed real estate agents, we offer a unique program for our homeowners & landlords. We provide you with a program that includes professional marketing, nationwide tenant screening, and leasing services.
Marketing:
We will meet with you personally and discuss your needs as a landlord and homeowner, what you are looking for in a potential tenant, what modifications should be made to your property to get the most return on your investment, and finally what the potential rental income for your property would be.
We will take professional quality photos of your home and post them online so that potential tenants can see if the home might meet their needs.
We will utilize a system that will post your property throughout the internet so that it can be found. We use Craigslist, Zillow, Rent.com, Homes.com, Apartments.com and Trulia.com to name a few. Interactive maps help possible tenants navigate property areas.
Rental properties are featured on this website, and the website provides opportunities for potential tenants to fill out a survey about their needs. This allows us to quickly match tenants with potential rental properties. We also value Facebook and Twitter as a valuable marketing tool.

Screening:
Each potential tenant will place and online application form for anyone who will reside in the property over the age of 18. The tenant must pay the cost of the application. We will pull a TransUnion Credit Report, review the address history of the tenant, screen for any previous evictions and of course for any criminal activities. You will be provided with the best possible tenant available for your property.

Leasing:
We will provide you with a completed lease that is customized to your tenant and your property. We will be using all of the state required disclosures necessary for leasing. Funds will be collected for the first month of rent and the deposits as required. Any leasing fees agreed upon will be deducted from the proceeds and forwarded to you within 72 hours of receipt in our office.
Walk Through
We will do a walk through with the tenant familiarizing them with the property. We will note and deficiencies within the property at the time of the walk through and note any items that still need to be addressed.
Close Out
You will be provided with documentation for the decisioning of the file, including the applications received. We will maintain the photos of your properties in the case that we need to provide you services for your property again in the future.
